I would estimate in most metro areas furnished apartments comprise less than 5% of the market and they're typically in the top 10% of the market

The alternative to landlords is homelessness because some people can't get mortgages. A lot of times it's because high time preference, low drive to succeed, and other personal failings; other times there are external factors at play (like right now jews messing with interest rates, buying up homes themselves, and giving out too many subprime loans to niggers)
