I’m gonna keep reposting this, because I genuinely want fedi folks opinions, so if you’ve seen it and don’t know, feel free to ignore

Question for the Texans and Friendly Swamp Folks of Louisiana about property along the Sabine (would appreciate reposts or asking IRL folks you may know to gather more insight):

Land sales data was showing me that in 2021 and 2022 for large tracts being sold, the average price per acre actually being paid in the Piney Woods area was $3800-4200/ac. (2023 data not available yet).

Real estate listing prices are shows from $7-10k/ac minimum on parcels over 10ac (I want the ag exemption), where it seems that usability, access, utility availability, or presences of buildings/structure don’t really move the price much.

Main reason for looking at the area was ample water availability and the acreage being unrestricted and unsevered from rights, while also lacking the risk of a major road running through the property at any time in the near future (proximity to the Sabine or other body of water does help most of these points)

What should I be paying per acre for unimproved property in the region, and should I actually be looking in the area if I don’t ever want to worry about my neighbors selling out to developers?
